Getting your first listing is the hardest milestone in real estate. Buyers find you through open houses and online leads, but sellers hire agents they trust, and trust is hard to earn when you have no track record. The good news: new agents land listings every day by following a simple daily system. Here is the 30-day plan that works.
Why new agents struggle to get listings
Most new agents don't fail because they lack talent. They fail because they don't have a daily routine and they don't know what to say. They spend the day on busy work, avoid the phone, and wonder why their pipeline is empty. Listings come from conversations with homeowners, and conversations come from a plan you follow every morning.
Week 1: Know your numbers and start with your sphere
Start by working backward from your goal. If you want one listing this month, you may need around four listing appointments, and those come from a set number of real conversations. Decide how many calls and texts you will make each day and protect a 90-minute block every morning to do it.
Then build your list. Write down everyone you know: friends, family, past coworkers, your gym, your church, your kids' school parents. Tell each of them you're in real estate and ask one simple question: "Do you know anyone thinking about selling in the next year?" Your sphere is the warmest source of a first listing.
Week 2: Call expired and withdrawn listings
Expired listings are homeowners who already tried to sell and failed. They are motivated, and many are frustrated with their last agent. Your job is not to pitch. Your job is to ask what happened and listen. Most homes don't sell for one of three reasons: price, presentation or exposure. When you can explain which one it was, you earn the appointment.
A good expired listing script is built on questions, not pressure. See our word-for-word expired listing script for the exact opening.
Week 3: FSBOs and circle prospecting
For Sale By Owner sellers want to save the commission, so don't argue with them. Offer help instead: a free pricing review, a seller guide, or tips on paperwork. Stay in touch, because many FSBOs list with an agent within a few weeks. Read our FSBO script and follow-up texts.
Circle prospecting means reaching out to neighbors around a home that just sold or just listed. "A home on your street just sold. Are you curious what that means for your home's value?" is an easy, natural conversation starter.
Week 4: Follow up and convert
Most listings come from follow-up, not first calls. Every "not yet" is a future listing if you stay in touch. Text past contacts with value: a market update, a "just sold" note, or a quick check-in. Host an open house and invite the neighbors, because neighbors are future sellers.
What to text sellers who say "maybe later"
Texting is the easiest way to follow up without feeling pushy. Short, friendly messages that offer value get replies. We put together 7 free copy-and-paste texts that book listing appointments, including the value nudge, the "still moving?" check and the two-choice close.
